Start with the actual roof
A home’s floor area is not a measurement of its roof. Roof planes, slope, overhangs and attached structures can change the area and the work. Plans or a property assessment give the estimator a clearer starting point than a floor-area figure alone.
Separate the cost components

Two proposals may use different systems or assume different conditions. Ask each provider to explain exclusions and allowances before treating a lower total as the same job for less. If you change the selected panel or add a porch cover, request an updated scope.
